We've furnished countless rentals and personally hosted tens of thousands of guests. We know this business inside and out.

All of our properties are highly rated, and the majority are top listings. We've done it at every level, from luxe estates to budget bungalows.

Your plan comes from that experience. We choose what we'd put in our own rentals: pieces that look great in listing photos, hold up to real guests, and make sense for the numbers.

Pay by the room.

$199 for your first room and $149 for each room after that, whatever the room. The plan fee is separate from your furniture budget.

Questions

Before you order.

Do you buy or deliver the furniture?

No. You buy everything yourself from the links in your plan, so you control the orders, delivery dates, and returns.

What does the room layout show?

A top-down drawing of each room with every piece in place, sized to your measurements. It shows what goes where, so you can set up the room once and get it right.

What's on the mood board?

The colors, fabrics, finishes, and products for each room together on one page. You see how the finished room will look before you buy anything.

Is the plan fee part of my furnishing budget?

No. The fee pays for the plan. Your furnishing budget is what you want to spend on the products, and we build the plan to that number.

What do you need from me?

A few photos of each room or a floor plan, plus some details about the property, your style, and your budget. After you order, we email you a short online questionnaire where you upload the photos and answer a few questions about each room, like bed sizes and pieces you're keeping. Rough measurements help us get the sizes right.

How long does it take?

Your plan is ready 5 business days after we have your questionnaire and photos. Need it sooner? Choose rush when you order and get it in 2 business days for $79.

Are there any discounts?

Every room after your first is $149 instead of $199, so larger orders cost less per room. Our first 25 online clients also get introductory pricing: 20% off, applied automatically.

Can I order just one room?

Yes. Pricing is by the room, so you can order a single bedroom, one living room, or the whole property.

How do I pay?

On Stripe's secure checkout page when you place your order. The plan fee is paid up front, and we start work once your payment goes through.

I already own some furniture. Can you work around it?

Yes. Tell us what you're keeping in the questionnaire and include it in your photos. We plan the rest of the room around it.
